* * * * * * * * * * * * * * * * * * * * * * * * * * * The old weaving factory of Montchal, built in the middle of the 18th century, stands proudly in full view as you leave Bourg Argental, once you have gone over the Déôme river, near the town of Burdignes. Textile activities came to a stop at the old mill before the Second World War and the building had been derelict for fifteen years when Olivier Goutelle proceeded to buy it in July 2005.
It took a whole year to finalise the acquisition of this industrial wasteland, a good indication of the actual complexity of the arrangements. It took one more year to deliver the first four apartments for rental and for sale. " After twenty years at the service of others, I decided to bring a project of my own to a successful conclusion. ", says the fifty-year-old architect from Saint Etienne.
The factory used to be powered by canals feeding a paddle wheel. As tokens of the past, sections have been partially restored thanks to the LEADER+ programme for the preservation of the European water work heritage, in partnership with the Parc Naturel du Pilat.
Restoration of the buildings started at the end of 2007. The mansion has been converted into four apartments, either for rental in partnership with the ANAH (National Housing Agency), or for sale. The old weaving workshops are now being converted into six units of various sizes, from 200 to 300 square meters, allowing individual space divisions and mezzanines. They are suitable as much for living as for economic activities, and are aimed at professionals working from home-thanks to the new technologies of communication. This is a first for the Pilat region where, thanks to the Conseil Général de la Loire.
The EXELO company was created to oversee the management of this project. It has employed up to nine professionals. The heavy work is carried out by sub-contractors.  We have commissioned several artists and designers to produce work for us, such as the gardens landscaping, the gates and fences, … Through these choices, we are aiming at restoring this valuable rural industrial heritage while being part of environmentally friendly dynamics. This architect/property developer/builder, as an activist for the Respect of the Environment in Construction, has done his utmost to minimize the energy impact of this building, both as it is being restored and in its long term use. One of the objectives is to reduce the consumption of electricity down to 60 KW per hour per square meter per year, instead of the current average of 150 (this requires 300 square meters of solar panels, pellet stoves, use of water from the springs and canals…) He is seeking the help of the Rhones Alpes Region and of the ADEME (French Environment and Energy Management Agency) through a Programme of Research and Experiment on Energy in the Building Industry, with the support of the LATERE association.  The restoration of the Domaine de Montchal combines the latest technologies in clean energy and sustainable development with an architectural approach preserving the identity of this cultural heritage and proclaims one principle: respect.
